Complete House Construction Stages — From Planning to Handover

Engineering Summary for Homeowners

Building a residential home is an orchestrated engineering journey comprising 13 distinct, interdependent milestones. Learn what happens at each stage from soil testing to keys handover.

Understanding the Sequential Logic of House Construction

House construction is not a single continuous activity, but rather a sequence of interdependent engineering stages. Executing an activity out of order — such as attempting wall finishes before testing concealed plumbing — inevitably leads to destructive rework, cost inflation, and compromised structural longevity.

At GS Construction, our engineering management protocol breaks every residential build into 13 systematic stages. Below is the comprehensive roadmap every homeowner should understand before signing an agreement.

The 13 Standard Construction Milestones

  1. Site Investigation & Architectural Planning: Soil bearing capacity test (SBC), topographic contour survey, zoning clearance, and vastu-compliant working drawings.
  2. Structural Engineering & Working Drawings: Structural calculation as per IS 456:2000, detailing reinforcement schedules, column sizes, beam depths, and slab thickness.
  3. Site Preparation & Setting Out: Clearing vegetation, establishing benchmark levels, and erecting profile boards for centerline thread marking.
  4. Earthwork Excavation & Anti-Termite Treatment: Excavating down to virgin load-bearing strata and applying chemical emulsion barriers (IS 6313).
  5. PCC & Foundation Casting: Plain cement concrete bed (1:4:8) followed by isolated, combined, or raft footing steel and concrete (M20/M25).
  6. Plinth Beams & Backfilling: Tying foundation pedestals with RCC plinth beams, backfilling non-expansive soil in 150mm watered layers, and compacting.
  7. RCC Superstructure (Columns, Beams & Slabs): Casting vertical columns, erection of plywood formwork, placement of cover blocks, slab rebar tying, and concrete pouring with needle vibration.
  8. Masonry & Wall Envelopes: Constructing exterior 9-inch load-bearing or partition walls and interior 4.5-inch walls with RCC lintels and sill bands over all window openings.
  9. Concealed MEP Rough-Ins: Chasing conduits for electrical circuits, data lines, plumbing CPVC hot/cold lines, and PVC drainage stacks prior to plastering.
  10. Waterproofing Protocols: Multi-coat polymer-modified cementitious membrane in sunken toilets, balconies, and open roof terraces, verified with 48-hour standing water tests.
  11. Internal & External Plastering: Fixing GI chicken mesh at brick-RCC joints, applying button marks for true vertical plumb, and double-coat plastering (1:4 ratio) with 7-day curing.
  12. Flooring, Tiling & Joinery: Precision screeding, vitrified floor tile or marble installation with zero lippage, door frame mounting, and UPVC window installations.
  13. Finishing, Testing & Snag-Free Handover: 2 coats acrylic putty, primer, emulsion painting, sanitaryware mounting, load testing, comprehensive cleaning, and key handover.

Stage-Gate Approvals: Never Proceed Without Sign-Off

A crucial principle in professional construction is the Stage-Gate Sign-Off. Before any milestone is covered or built upon (e.g. before concrete is poured over steel, or before plaster conceals plumbing pipes), a formal inspection checklist must be signed by the site engineer.

This guarantees that errors are caught when correction costs are virtually zero, rather than months later after finishes are installed.
